What leaks is never the decking itself
Subfloor decking on nearly every towable and most motorhomes is a laminated sandwich: a thin lauan or plywood skin, a rigid foam core, a lower skin, all bonded and dropped into a welded steel or aluminum frame. Nothing in that assembly generates water. Water arrives from somewhere else and the decking is simply the lowest horizontal surface it reaches.
Owners get this backwards. They feel a soft spot, crawl underneath looking for a split belly wrap or a crack in the deck, find neither, and land on a plumbing fitting as the explanation. In the shop, the sources we actually find, roughly in order of frequency, are the window frame perimeter seal, the corner trim where a sidewall meets the front or rear cap, the slide room floor seal, the entry door threshold, and the roof to sidewall termination.
Every one of those is above the floor. Water enters at a joint you can reach with a finger, runs down inside the wall cavity where nothing can see it, hits the deck edge, and wicks inward through the lauan skin. So no visible crack is the ordinary presentation of this failure, not the strange one.
The three signals that arrive before a soft spot
The first is smell. Close the coach up on a warm afternoon, leave it two hours, then open the door and inhale before you step in. A musty note that fades once air moves through is not upholstery. It is the smell of a wet core, and it shows up a full season before anything feels different underfoot.
The second is fastener behavior. Trim screws along the base of a wall start to sit proud, a floor register loosens, or you get a short squeak in one specific spot near a sidewall and nowhere else. Fasteners hold in dry lauan and stop holding in wet lauan, and they tell you months early.
The third is what the finish floor does at its edges. A vinyl plank seam that lifts within a hand span of the wall, a laminate joint that has swollen and now telegraphs the plywood pattern under it, or a bubble that appears in summer and relaxes in winter. Press with your heel in a line along the perimeter, four to eight inches out from the sidewall, not in the open middle of the room. That is where softness begins, and it is the last place most owners think to check.
Thermal cycling above the floor line, in a coach stored outdoors near the SR-60 corridor
Owners in Los Angeles County discount water damage because they can count the rainy days on two hands. That reasoning is sound about rain and wrong about sealant. The failure driver here is the summer, and the winter storm only collects on it.
Behind an aluminum window frame there is butyl tape, and over the flange there is an exterior sealant bead. Both spend five months a year cycling thirty five to forty degrees between a July afternoon and the following dawn, under UV that does not let up. Butyl migrates and thins under that load, and the exterior bead chalks and pulls a hairline back from the frame edge. Two inches of February rain then finds the path that August built.
A coach sitting on a Hacienda Heights driveway or in an open lot along the SR-60 corridor gets the concentrated version: full unbroken sun on the curb side all day, wind driven grit abrading the bead, and no cover overhead. Then add the drive. Towing 18.4 miles over freeway expansion joints and the SR-60 to SR-57 transition puts torsional flex through the sidewall, which works a chalked bead the rest of the way open. Storage and travel are not separate problems. They are the same problem in sequence.
Cheap now, five figures later
Caught at the seal, this is small work. A single window pulled, cleaned back to bare flange, re-taped with fresh butyl and re-sealed sits near the bottom of the window frame reseal and replacement band of $250 to $3,500. A roof to sidewall termination resealed along one side falls in the roof recoat and reseal band, $750 to $4,500 plus, usually well under the middle of it.
Caught at the floor, it is a different category of job. Moisture and leak detection runs $285 to $1,200 across one to five hours, because we have to map the wet area with a meter before anyone quotes a repair. Subfloor and water damage restoration then runs $750 to $15,000 plus across four to sixty plus hours, and flooring repair and replacement adds $750 to $9,500 if the finish floor cannot be lifted and reused.
The reason that band is so wide is access, not decking. Replacing deck under an open floor area is straightforward. Replacing deck under a kitchen wall, a slide room track, a water heater and three cabinet runs means everything above it comes out, gets stored, and goes back. Structural turnaround is three to eight weeks. If cabinetry has to be rebuilt rather than reinstalled, interior work stretches to three to twelve weeks.
When the arithmetic says do not proceed
This is the part of the conversation most shops skip, so here it is plainly. On a twelve to eighteen year old towable with a private party value in the low thousands, a restoration that lands anywhere near the middle of that band costs more than the coach is worth on the day you pick it up. Spending it does not make the coach worth more. It makes the coach usable, which is a different thing, and sometimes not worth the money.
We will say so. Total loss and repairable evaluation runs $285 to $900 across one to four hours, and what it produces is a written scope with the wet area mapped, the hours counted and the parts priced, so you can decide with numbers instead of hope. Some owners take that document and authorize the work. Some sell the coach as is with honest disclosure, and some retire it. All three are defensible. Authorizing a five figure restoration on a coach you were going to replace in two years is not.
The OEM laminated floor panel and the lead time nobody quotes
Here is what the parts channel looks like on a floor. The original laminated deck panel was a production item, cut and bonded on the line, and on most coaches it was never catalogued as a service part. Chassis suppliers, Lippert most often on towables, stock frame components and some deck stock, but not your coach's panel in your coach's dimensions.
So the deck gets rebuilt on the bench to the original thickness and lay-up, matched to the frame it sits in. That removes the lead time question and replaces it with hours, which is the honest trade. Where a coach maker does still supply a service panel, expect two to six weeks, longer on discontinued platforms, and note that special order parts carry a 100 percent deposit at order which is non refundable. If the manufacturer has closed, fabrication is the only route and we say that at the estimate rather than after a month of waiting.
Does insurance pay for a rotted subfloor?
Gradual water intrusion is wear, and carriers exclude wear. A seal that thinned over four summers and let water in over three winters is the textbook denial, and filing it as anything else wastes a month.
A sudden event is a different claim. A branch through the roof, hail that fractured a membrane, a collision that opened a sidewall seam, a supply line that burst inside the coach. Those are covered, and the decking soaked as a result is consequential damage that belongs in the original scope. Written in at the start, it is routine. Added six weeks later as a supplement, it becomes an argument with an adjuster who has already closed the file.
The practical lesson is documentation. Date stamped photographs of the event, the moisture map from the meter reading, and a scope that names the decking explicitly. That is what separates a paid claim from a paid claim minus the expensive part.
Your next seven days
Do four things. Close the coach for two hours on a warm day and smell it on entry. Press your heel along the perimeter of every floor, especially under windows and at the slide room threshold. Photograph the lower corners of every window frame from outside, close enough to see whether the bead still touches the aluminum. Open the storage bays and look up at the underside of the deck for staining or a tide line.
If the smell is there, or a screw is proud, or your heel finds give, the seal conversation is still available to you this month. Wait a year and it becomes the restoration conversation.
