A lockout is the board doing its job correctly
When a Suburban water heater tries three times, quits, and lights the fault indicator on the interior switch, most owners describe it as the heater failing. The opposite is true. The direct spark ignition board attempted ignition, did not receive proof of flame within its window, and shut the gas valve. That is a safety sequence completing exactly as designed, in a sealed appliance mounted against the wall of a space people sleep in.
Understanding that reframes the whole diagnosis. You are not looking for what broke. You are looking for which of four inputs the board did not get: 12 volt power at sufficient voltage, gas at correct pressure, a spark at the right gap, and a flame that reaches the sensing electrode. Every cause of a Suburban lockout is one of those four, and they carry very different price tags.
It also explains the most common owner error, which is resetting repeatedly. Each reset cycle sends gas into a burner tube that may already be sooted or obstructed, and the only thing it accomplishes is worse deposits and a less honest picture for whoever diagnoses it next.
The fifteen seconds that contain the whole diagnosis
Stand outside at the exterior access door with the door open, have someone flip the switch inside, and listen. That short sequence tells you more than any part swap.
You should hear a rapid clicking, the spark igniter, within about a second. Then a soft whoosh as the burner lights, and the clicking stops because flame has been proved. If the clicking continues for the full attempt and then stops, and this repeats three times, the board is sparking and never seeing flame. That means gas delivery, the orifice, the burner tube or the sensing electrode.
If you hear no clicking at all, the problem is upstream: the switch, the fuse, the board, the 12 volt supply or a bad ground. If you hear the whoosh but the flame dies within seconds, you have flame that is not staying in front of the electrode, which is usually an air shutter or a partially blocked tube. And if you hear nothing and the heater has been working fine on 120 volt but not on gas, you have a dual model where one side is fine and the other is not, which sends a lot of owners down the wrong path entirely.
Write down which of those four you heard. It shortens shop diagnosis substantially.
Hard water in the San Gabriel Valley and what scale does to a Suburban tank
Suburban tanks are porcelain lined steel protected by a sacrificial anode rod. The rod is consumed instead of the tank, and how fast it is consumed depends almost entirely on water chemistry. Water across the San Gabriel Valley and the surrounding Los Angeles County system runs hard, with substantial dissolved mineral content, and a coach that fills from a house spigot in Hacienda Heights week after week is running that chemistry through the tank continuously.
Two things follow. The anode gets eaten faster than the interval most owners assume. We find rods consumed to a wire on coaches whose owners had never heard of the part, and once the rod is gone the tank lining is on its own. Second, scale drops out of solution on the tank bottom and builds a hard insulating layer directly over the area the burner heats.
That scale layer is the quiet cause of a whole class of lockouts. It insulates the water from the flame, so the tank wall in the burner zone gets hotter than it should while the water above it stays cool. The energy cut off, the high limit device on the tank face, sees that heat and opens. From inside the coach, that presents as a heater that worked yesterday and locks out today for no visible reason.
A coach on local legs out of the San Gabriel Valley makes it worse, not better. Frequent short hot water demands mean many short burns and many heat up cycles across a scaled surface, rather than the long steady heating a tank tolerates well.
Mud daubers, dust and a burner tube that lives outdoors
The second local mechanism is biological and nobody warns owners about it. The burner tube on a Suburban is a horizontal steel tube open at the air shutter end, sitting behind an exterior access door, at a comfortable height, in a dry warm climate. It is close to an ideal nest site for mud dauber wasps, and they use it.
A partial mud nest in the tube does not block gas. It disturbs the air and flame path, so the flame goes yellow, sooty and short, and either never reaches the sensing electrode or lights late enough that the board gives up. Spider webs do the same thing in a milder form. So does the fine grit a coach in an open storage lot in Los Angeles County collects over a summer.
The tell is soot. Open the exterior door and look at the top of the burner tube, the inside of the access door and the exhaust area. Black powdery deposit or a brown scorch pattern above the opening means the burn has been wrong for a while. A clean tube and a crisp blue flame leave almost no mark.
This is also the reason a heater that sat unused for six months over a Southern California winter will not light on the first spring trip. Nothing failed. Something moved in.
The owner checks that are safe, and the four that are not
Safe to do yourself, in this order. Confirm the water heater bypass valves are set to normal flow and the tank is actually full of water, because a heater fired dry will trip the high limit immediately and can be damaged doing it. Confirm 12 volt supply and check the fuse for that circuit, then measure voltage while the unit attempts to start rather than at rest. Do the fifteen second listening test above. Look for soot at the exterior access door and photograph it. If your model has an accessible reset on the high limit device, press it once, and if it trips again, stop.
Now the line, and it is a firm one. LP gas work is certification gated and is performed only by the certified technician. Do not adjust or replace the regulator, do not open any gas fitting, do not remove the burner assembly, gas valve or orifice, and do not clear a suspected orifice with wire or compressed air. Do not check for a gas leak with a flame, and do not bypass the high limit device or the thermostat to make the unit run. Every one of those either requires certification, alters a safety device, or both. An unqualified gas repair inside an occupied coach is the failure mode that injures people, which is why the site does not treat it as a do it yourself item.
Anode and sediment, or gas valve and circuit board
The inexpensive path is service. The tank is drained and flushed, scale is cleared, the anode rod is replaced, the burner tube is cleaned and the air shutter reset, the electrode gap is set to spec, the thermostat and high limit device are tested, and LP supply pressure is verified at the appliance against the 11 inches water column spec by the certified technician. That sits at the low end of the water heater repair and replacement band, $350 to $4,500 across one to eighteen hours.
The costlier path is components. A gas valve, an ignition board, a thermostat and high limit set, or a tank that has begun to weep at a fitting or through a failed lining. A weeping tank is a replacement, not a repair, and it takes the upper half of that band once the old unit is out, the opening is resealed and the new unit is fitted and plumbed.
Adjacent work shows up often enough to plan for. Gas side findings fall under LP gas system service, $285 to $2,500 across one to ten hours, and an LP safety inspection runs $285 to $700 across one to three hours. A 12 volt supply or ground fault is 12 volt electrical repair at $285 to $5,000 plus. Plumbing found leaking once the unit is out is fresh water system repair at $285 to $4,500. Any job touching LP carries a $45 flat hazmat and disposal line. Turnaround for this category runs three business days to two weeks.
Suburban model suffixes, the DE trap and a two week calendar
Suburban parts are ordered against the model and serial on the data plate inside the exterior access door, not against the coach. The suffix matters more than owners expect. A D model is gas only. A DE model adds a 120 volt element with its own switch and its own thermal cutoff, and the two heat sources fail independently.
That is the trap. An owner whose 120 volt element has failed reports the water heater is dead and starts pricing gas components, or the reverse. Always test both sides separately before anyone buys a part. Half the calls we get on dual models resolve into one working side and one failed side.
For availability, consumables are straightforward. Anode rods, thermostats, high limit devices, electrodes and gaskets are generally on the shelf or in the region inside a week. Gas valves and ignition boards for current models usually run one to two weeks. Complete tank assemblies and anything for a discontinued model are the ones that stretch to two to six weeks, and a superseded unit may not fit the original opening without modification, which is a body detail rather than a plumbing one. Special order parts carry a 100 percent deposit at order which is non refundable, so we confirm the data plate before ordering.
Photograph these five things before you call
Photograph the data plate inside the exterior access door, the burner tube and any soot, the inside of the access door, the interior switch with the fault indicator visible, and the high limit device and thermostat on the tank face. Then note which of the four sounds you heard during the fifteen second test, whether the coach was on shore power or battery, and what voltage you measured during the attempt.
That package usually gets the diagnosis to a single suspect before the coach arrives, and on an LP appliance shortening the diagnostic path is worth real money.
