Comprehensive coverage generally responds to water that entered suddenly and accidentally: a hail strike that cracked a vent lid, a branch that opened a seam, a collision that displaced a window frame, a supply line that burst. What it usually does not respond to is water that worked through a failed sealant joint over two seasons, because that is maintenance and the policy language treats it as wear.
Almost every coach that arrives with water damage has both. A joint was already chalked and marginal, then an event opened it, and the wetting that followed was faster and larger than the seepage that preceded it. That is not an unusual case, it is the typical case, and how the file describes it decides how much of the claim survives.
The failure that costs owners money is describing the whole area as one wet zone. When a file does that, the exclusion that properly applies to part of the damage gets applied to all of it. The fix is documentary rather than argumentative: identify the impact point, measure the extent of new wetting, and describe older staining or rot separately with its own readings.
Reading moisture instead of reading the stain
The visible stain is a poor guide to anything. Water entering at a vent flange follows the path of least resistance along a roof rafter and appears on a ceiling panel that can be six or eight feet away from the entry. Owners consistently point at the stain and shops that quote from the stain consistently miss the entry point, which is how a roof gets resealed in the wrong place.
What works is a grid. Readings taken across the deck, the sidewall and the floor against a dry baseline on the same coach produce a boundary of elevated readings, and the boundary is the scope. Photograph each reading with the meter and the location both in frame, because that image is what turns a supplement into a measurement a reviewer can verify.

What water does to decking, framing and laminate cores
In a membrane roof the water reaches the lauan or plywood deck first. Wet lauan delaminates and loses stiffness, which is the soft spot underfoot owners notice. From there it wicks into the rafters and the sidewall top plate, and in a laminated wall it reaches the core, where it releases the adhesive bond and produces the bubbling and waviness that reads as delamination from outside.
In the floor the pattern is worse because gravity helps. A leak at a window frame or a slide seal runs down inside the wall cavity and collects at the floor, where the subfloor is usually plywood over a steel or aluminum frame. What we can describe is the documentation posture. A file that reads as structural water damage with a documented sudden entry point, measured wetting and a scope of decking, framing and laminate repair is a different file than one that reads as a remediation project. Both may involve the same coach. The difference is what was measured and what was described.
Practically, that means moving quickly. Drying, containment and removal of saturated material limits how far a wet coach travels toward the second description, and delay is the single largest driver in that direction. It also means photographing everything before anything is removed, so the record of the original condition exists independent of what the repair does to it.
What the repair involves once the boundary is known
On a roof, the membrane comes off across the wet area, the decking is cut back to sound material, new decking is scarfed in flush, the framing is repaired or replaced where it has lost integrity, and the membrane is replaced across that section with a bonded seam. Every penetration in the area is rebuilt with butyl and lap sealant rather than resealed over.
On a sidewall, the interior panel comes off, the core is exposed and dried or replaced, the laminate is rebonded, and the outer skin is refinished with blend into the adjacent panels.
