Why square footage is the whole constraint
A 40 foot Class A with a toad attached needs a yard deep enough to turn, doors tall enough to clear a roof mounted air conditioner and a satellite dome, and clear span inside so it can be worked on from both sides at once.
Every one of those is a building specification rather than a skill, and it is why coach work concentrates in a small number of facilities. A shop in a standard industrial bay cannot take the vehicle, regardless of how good the technicians are.
OCRV Center runs 35,000 square feet, which is what allows 50 to 150 repairs a month to be in progress simultaneously rather than sequentially.
The paint booth is the scheduling bottleneck
A full body refinish on a coach occupies a booth for days, not hours, and a booth cannot be shared while a job is curing. That single fact drives most of the scheduling in the building.
It is also why a paint job quoted at 40 to 250 labor hours can be a 4 to 10 week calendar. The labor is not the constraint. The booth and the cure window are.
Separate bays for slow work
Laminate repair, interior remodel and structural work all run on multi week calendars. Keeping them out of the fast bays is the difference between a two day vent replacement taking two days and taking two weeks because it is parked behind a sidewall rebuild.
What you can see when you visit
Facility tours are available by appointment, and they are worth taking before authorizing a large job. Seeing a coach with its sidewall skin off tells you more about what you are buying than any estimate line does.
An active bay is not a place to wander unaccompanied, so tours are scheduled rather than walk in.
