Three seals, three jobs, one common misdiagnosis
A slide opening carries several distinct seals and they are not interchangeable. The bulb seal is the compression seal that the room presses against when it is seated, and it is the primary water barrier with the room in. The wiper seals are the flexible blades that ride against the room top, bottom and sides as it travels, sweeping water and grit off the surface. The sweep seal at the floor keeps debris out of the travel path.
The misdiagnosis we see most often is a bulb seal blamed for a leak that the wipers are causing, or the reverse. A leak with the room in points at the bulb and at the flush condition of the room. A leak while the room is extended points at the wipers, at the top seal geometry, or at the topper above the room having failed and allowed a sheet of water where a wiper was only ever designed to handle a film.
Getting that right changes the parts list and the labor. A bulb renewal on a well aligned room is straightforward. Chasing a wiper leak means reading the room surface for flatness first, because a wiper cannot seal against a face that has bowed.

Compression set is why an old seal looks fine and still leaks
EPDM and TPE seal rubber does not usually fail by tearing. It fails by compression set, which is the permanent loss of the ability to spring back after being held compressed. A room parked extended for five months holds its wipers folded in one position the whole time, in this region under heavy UV, and the rubber takes that shape as its new resting state.
That is why the visual inspection every owner performs is misleading. The seal is not cracked, not split and not missing. It is simply flat, and a flat seal has no interference against the surface it is meant to touch. The bench test is a thumb: a healthy bulb resists and rebounds, a set bulb stays where you push it.
The San Gabriel Valley climate accelerates this on the exposed side of the coach specifically. It is common to find the street side seals of a coach in usable condition and the sun side seals of the same coach fully set at the same age, which is a useful thing to know before you buy a full perimeter kit you may not need.
Square the room before you spend money on rubber
New seals on a room that is out of square is money spent on a symptom. The room will shear the new wipers on the same schedule as the old ones, because the fault is the travel path, not the rubber.
So the order of operations here is fixed. Read the diagonals and the perimeter gap, correct the mechanism and the flush condition, then measure the actual gap the seal has to bridge at four points per side, then select a profile whose uncompressed height matches that gap with the right interference. Seal profiles come in many heights for a reason.
Installation is retainer work as much as rubber work. Old adhesive comes off to a clean substrate, the retainer channel is inspected for corrosion and fastener pull, and corner splices are cut and bonded rather than butted and hoped over. A butted corner is the single most common place a supply house seal kit fails within a season.
Cost, hours and doing it alongside the topper
The band on this page covers a single run of wiper seal at the low end and a full perimeter renewal with corner moldings on a large living room slide at the high end. Labor runs at the mechanical and electrical rate of $260 per hour across two to fourteen hours, and the room is cycled several times after installation to confirm the wipers are sweeping and not folding.
This is the leaf where combining work saves real money. If the topper above the room is also at end of service, doing both in one visit avoids paying twice for the same access and the same cycle testing. The same is true of a mechanism adjustment, which the seal job requires anyway.
What we will not do is quote a seal kit over the phone against a photo of a wet floor. Water on an interior floor at a slide has at least four plausible sources and only one of them is the seal. The $150 systems estimate exists to tell you which, and it is credited against an authorized repair.

Why does my slide leak when the seals look completely intact?
Because seal rubber fails by taking a permanent set, not by tearing. A seal held compressed for months under UV loses its rebound and stops pressing against the surface it seals. It still looks like a seal. Press it with a thumb: if it stays where you pushed it rather than springing back, it has no interference left and it will pass water.
Do the seals have to come off to square the room, or the reverse?
The room gets squared first, then measured, then sealed. Installing new rubber on a room that travels out of square shears the new wipers on the same schedule that killed the old ones. Squaring also changes the actual gap the seal must bridge, which changes which profile height is correct, so doing it in the other order can produce the wrong part.
Can seals be replaced with the room left in the coach?
In most cases yes. The bulb and the outer wipers are reached with the room extended and supported, and the interior side is reached with it retracted. Rooms where the top wiper retainer is captured behind an exterior trim run need that trim off, which adds hours but still does not require pulling the room.
Should I replace all four sides or only the side that leaks?
Read them individually. In this climate it is normal for the sun facing runs to be fully set while the shaded runs still have rebound, so a full perimeter kit is sometimes half wasted. We measure and thumb test each run and tell you which ones have service left, then you decide whether to do them now or on the next visit.
