Black and Gray Tank Repair: Cost, Hours and Process in Hacienda Heights

Black and gray tank repair addresses waste holding tanks, dump valves, vent stacks and the drain plumbing between them. The tanks themselves crack from road debris, freeze or a failed strap. The valves are the more common failure, and a valve that will not seal is the reason most owners smell a problem before they see one.

What brings this in

  • Sewage odor inside the coach that worsens in warm weather or with the fan running
  • Weeping or dripping at a dump valve with the cap off
  • A blade valve handle that pulls hard, will not fully seat or has no resistance at all
  • Level sensors permanently reading full after a tank is emptied
  • A wet or stained area on the underbelly beneath a tank
  • Slow draining sinks or shower with no clog upstream
  • A gurgling drain, which usually points at a blocked or capped vent stack
  • Visible cracking at a tank seam or at a mounting strap contact point

The valve fails long before the tank does

A blade valve is a flat gate sliding between two seals. Grit, paper and mineral scale wear the seals, the blade scores, and eventually it will not seal fully. That is the most common single repair on this page and it is a modest one, typically a couple of hours, provided the flange bolts are not seized.

Handles are the second item. A cable or rod operated valve on a long run binds when the linkage corrodes or a bracket loosens, and owners force it, which bends the blade. If your handle has started pulling hard, that is the moment to bring it in rather than after the blade is deformed.

The third is the seal at the termination cap and the bayonet fitting. A weep there is not a tank problem at all and gets fixed for the price of a seal, but it produces exactly the smell and drip that owners assume means a cracked tank.

  • Worn or scored blade valve seals, the most common repair here
  • Corroded or bound valve linkage on a long cable run
  • Termination cap and bayonet fitting seals
  • Cracked tank flange where the valve body bolts on
  • Blocked or capped vent stack causing gurgling and slow drainage
  • Failed or scaled level sensors reading full on an empty tank

Cracked tanks, and why the underbelly has to come down

Tanks crack for three reasons: road debris strike, freeze expansion, or a failed support strap letting the tank flex under a full load. A full 40 gallon black tank weighs over 300 pounds, and a strap that lets it move will eventually crack it at a seam or a fitting boss.

Repairing polyethylene is possible with plastic welding on a clean crack away from a boss, and we will do that where it is the right answer. Where the crack runs through a fitting boss or a seam, replacement is the durable path, and on many coaches that means a custom tank because the original is no longer available.

Either way the underbelly comes down, and that is most of the labor. Access is through the coroplast or fiberglass belly pan, often with the insulation removed, sometimes with a frame crossmember in the way. That is why the band on this page starts where it does even though a tank is not an expensive part.

Odor, sensors and cost

An interior sewage smell is a vent path problem far more often than a tank problem. If the vent stack is blocked, capped by a previous repair, or if a toilet seal has dried out, the tank vents into the coach instead of over the roof. Those are inexpensive repairs and they are the first thing we check.

Level sensors reading full on an empty tank are usually scaled rather than failed. External capacitive sensor strips avoid the problem entirely and are worth fitting when a tank is out anyway, because the labor is already spent.

Labor is the posted mechanical and electrical rate of $260 per hour across 5 to 35 hours, and the estimate tier is the RV systems estimate at $150, credited against an authorized repair. Tanks and custom fabrication run 10 to 25 business days. Where a road debris strike caused the crack, that is often a claim and we photograph the impact evidence accordingly.

Scope

What this line item does not include

  • We do not perform tank pump out service. Tanks must arrive emptied and rinsed.
  • Tank cleaning and deodorizing as a standalone service is not repair work.
  • We do not repair waste systems at a customer location.

Being explicit about the boundary is faster than discovering it at pickup. If the work you need sits outside this line item we will say so at intake and point you at the right one.

Questions

Black and Gray Tank Repair questions

Can a cracked RV holding tank be repaired instead of replaced?

Sometimes. A clean crack in the flat of a polyethylene tank away from a fitting boss can be plastic welded and will hold. A crack running through a boss or along a seam should be replaced, because the repair sits exactly where the stress concentrates. Either path requires dropping the underbelly, which is most of the labor either way.

Why does my RV smell like sewage inside?

Usually a vent path problem rather than a tank problem. If the roof vent stack is blocked or was capped during a previous repair, or if the toilet seal has dried and no longer holds water, the tank vents into the coach instead of over the roof. Both are inexpensive fixes and both are the first things we check before discussing tanks.

Why do my tank sensors always read full?

Scale and residue bridging the internal probes, not usually a failed sensor. Cleaning helps temporarily. The permanent fix is an external capacitive sensor strip that reads through the tank wall, and it is worth fitting while a tank is already out or the belly is already open, because the access labor is the expensive part.

How much does black tank work cost?

A dump valve and seal replacement is often two to four hours and near the bottom of the band on this page. A cracked tank replacement runs much higher because the underbelly, insulation and sometimes a crossmember are in the way, and many older coaches need a custom tank at 10 to 25 business days lead time. Labor is $260 per hour.
