How roof water ends up in the floor structure
Owners find a soft floor and start looking for a plumbing leak. Frequently there is not one. Water entering at a roof joint runs along a rafter to the sidewall, travels down inside the wall cavity between the outer skin and the inner panel, and arrives at the base plate where the wall meets the floor.
It can follow that path for a long time without showing anything at all. The wall cavity is dark, unventilated and lined with material that wicks, so the first visible symptom usually appears at the far end of the journey rather than anywhere near where the water got in.
That is why a soft floor gets a roof evaluation and not only a floor evaluation. Rebuilding the floor without finding the joint that fed it produces a coach with a new subfloor and the same leak, which is the most demoralizing invoice in this business.
Why saturated decking always comes out
There is no version of this job that leaves the damaged material in place. Saturated lauan and plywood do not recover. Wood that has been wet long enough to soften has lost its fiber structure, and no drying agent, sealer or hardening product restores load capacity to it.
Removal means the flooring comes up, the affected decking is cut back to sound material along a joist or a support, and the framing is inspected from below. Base plates, outriggers and joists that have gone soft are cut out and replaced, or scarfed in with a lapped joint so the new member carries load through the splice rather than butting blindly against the old one.
On coaches with slides the work usually reaches into the slide opening, because the slide floor edge and the main floor share the same exposure. Cabinets, furniture and sometimes appliances come out to reach it. That removal and reinstallation is a real share of the hour count, and it is written into the scope rather than discovered halfway through.
Drying, verification and the reading that ends the job
The step that separates a durable repair from a repeat is the one nobody sees. After demolition the structure is dried with air movement and dehumidification until readings across the affected area match the baseline taken from an undamaged part of the same coach.
That takes days rather than hours, and it cannot be compressed by closing the floor and hoping. Sealing a cavity that still reads elevated puts the moisture somewhere it cannot escape, and the framing keeps degrading behind a floor that looks brand new from above.
We document readings at demolition, during drying and at the point of reassembly. On a claim those readings are the evidence that the scope was justified. For an owner paying out of pocket they are the reason to believe the job is actually finished rather than merely closed.
When the honest answer is do not proceed
