LP Safety Inspection: Cost, Hours and Process in Hacienda Heights

An LP safety inspection pressure tests and leak tests the propane system on a coach, checks the regulator, lock off, tank or cylinder mounting and appliance connections, and verifies the LP detector. It is certification gated work. It cannot legally be performed by an uncertified technician, and it produces a written result rather than a verbal reassurance.

Why this is certification gated and what that actually means

Propane at service pressure in an occupied vehicle is the one system on a coach where a mistake is not an inconvenience. That is why LP work is certification gated: it cannot legally be performed by an uncertified technician, and the certification exists because the failure mode is fire or asphyxiation rather than a callback.

What the certification buys you procedurally is method. A leak test on an LP system is not a spray bottle and a look. It is a timed pressure test with a manometer at a specified test pressure, held for a specified interval, with the result recorded, plus a separate operating pressure verification at the regulator under load. A system that holds a static test can still be misregulated, and a misregulated system is what produces yellow flames, sooting and appliances that will not stay lit.

It also buys you correct component selection. Fitting choice, thread sealant selection, hose date compliance and support spacing on LP line are all different from potable water practice, and every one of them is a place an uncertified repair goes wrong invisibly. This is the single strongest argument for asking any shop, including this one, who exactly is touching the propane.

What the inspection covers

The test begins at the supply. On a motorhome that is the ASME tank, its valves and its mounting. On a towable it is the cylinders, their requalification dates, the overfill protection valves, the collar condition and the mounting and cover. Rubber pigtails and hoses are checked for date, cracking and chalking, because those are consumables and they are frequently decades old on used coaches.

The regulator is next: a two stage regulator is a wear item and ten years is the common replacement point, and its operating pressure is verified under load rather than assumed. The automatic changeover function on a two cylinder system is tested. Then the distribution: a timed static pressure test on the whole system, followed by isolation testing where a drop is present so the leak is localized rather than guessed.

Appliance connections are checked individually at the cooktop, oven, furnace, water heater, refrigerator and any outdoor cooking outlet, along with lock off valve operation. Flue and burner condition is inspected on the appliances that have them, because a sooting flue is a combustion problem that a pressure test will not show. Finally the LP detector is tested and its service life date checked, since those units expire and a great many coaches are running detectors well past date.

How often, and what it costs

Annually is the sensible interval, and it is included in the annual maintenance service on this program rather than sold twice. It should also be done any time the LP system has been opened: after an appliance replacement, after a galley remodel that moved a cooktop, after a regulator change, and after buying a used coach with no record of the system ever having been tested.

The test itself is one to three hours and sits at the low end of the pricing on this site, with a $45 hazmat and disposal fee where LP is involved, per the published rate card. Labor is at the posted mechanical and electrical rate of $260 per hour.

If the test finds a leak, a misregulated system or a failed component, those are repairs. They are quoted separately under LP system service on the systems side of the shop, and they are performed by the same certified technician. What we will not do is hand a coach back with a known LP defect and a note about it. A system that fails the test either gets repaired or the LP gets shut off and tagged before the coach leaves.

My LP detector goes off sometimes with no smell. What now?

Test the system, do not disconnect the detector. Intermittent alarms can indicate a small leak that only shows under certain conditions, a detector at the end of its service life, or a low voltage supply making the unit alarm falsely. All three are answered by a certified test and a detector date check, and one of them is a genuine hazard.

What happens if my system fails the test?

The repair is quoted separately under LP system service and performed by the same certified technician. What does not happen is the coach going home with a known LP defect and a verbal caution. A system that fails either gets repaired or the LP gets shut off at the supply and tagged before the coach leaves the property.
