Finding a Roof Leak Without Guessing
Moisture mapping, a full penetration inventory, why the ceiling stain is almost never under the entry point, and how sealant chemistry decides whether the repair holds.
The Stain Is Not the Source
Water enters at a penetration, runs along a roof rafter or a wall stud until it finds a low point, and shows itself somewhere else entirely. On a 34 foot coach we routinely trace a stain over the dinette back to a failed sealant bead at the refrigerator vent eleven feet forward. Cutting the ceiling under the stain tells you the ceiling is wet. It does not tell you why. Every roof file starts with a full survey rather than with a patch over the visible symptom.
Time matters more than volume. A slow intrusion that wets a Luan substrate for two seasons does more structural harm than a hard leak caught in a week, because the adhesive bond between the fiberglass skin and the substrate fails progressively and quietly. That is the mechanism behind most delamination we see. Soft spots underfoot, a cabinet door that no longer latches square, a wall that flexes under thumb pressure: all of them are downstream symptoms of a penetration nobody resealed on schedule.
Penetration Inventory and Mapping
The penetration inventory is a written list of every hole in the roof and every seam. On a typical Class A that is thirty to fifty items: the front and rear cap seams, both side termination bars, the Dometic or Coleman air conditioner gaskets, the powered vent flanges, the refrigerator roof vent, the plumbing vents, the Winegard antenna base, the solar mounting feet, the ladder mounts, the marker lights, and every screw head in the termination bar. Each one gets photographed and rated on the same sheet.
Moisture mapping runs next, with a pin type meter and a non invasive capacitance meter used together. The non invasive meter surveys quickly across the ceiling and interior sidewalls in a grid, and we log the readings rather than eyeball them. Where the grid shows elevation, the pin meter confirms actual moisture content in the substrate. The output is a map with numbers on it, which is what makes an insurance supplement defensible and what tells the technician where the wet zone actually ends.
Water testing closes the loop. Sections of the roof get isolated with tape dams and flooded one at a time, working from the lowest suspected penetration upward, with an observer inside watching the ceiling and the wall cavity through an inspection opening. This is deliberately slow. Running a hose over the whole roof at once tells you the coach leaks and nothing more. This work happens in the building at 23281 La Palma Ave in Yorba Linda, because it needs controlled water, lighting and unhurried time on the roof.
Sealant Chemistry
Sealant is chemistry, not caulk. Self leveling lap sealant such as Dicor goes on horizontal surfaces around penetrations and stays flexible, while non sag versions go on vertical surfaces and the termination bar. Butyl tape is the primary seal under a flange or a window frame, and the surface bead is only secondary. Eternabond tape is a bonded membrane repair for seams and tears, and it needs a genuinely clean, dry, primed surface, because it will not adhere to a chalked EPDM face that has not been prepped.
Mixing chemistries is how a repair fails in one season. Silicone over an old lap sealant bead is the classic error: it looks sealed, it will not bond to the aged acrylic, and it prevents the correct sealant from ever adhering after it is removed. Roof material also dictates product. EPDM, TPO and fiberglass each take different primers and different cleaners, and TPO in particular will reject products that hold fine on EPDM. The estimate names the specific product per location for exactly that reason.
What It Costs
A reseal on a sound roof is bounded work: strip and remove old sealant, clean, prime where required, and rebed every penetration, typically finishing in the 2 to 5 business day light cosmetic range depending on penetration count. Once the substrate is wet, the scope changes entirely, because rotted decking, a compromised rafter or a saturated sidewall means opening and rebuilding structure. That path runs into the structural tier at 3 to 8 weeks and gets priced against mechanical and body labor accordingly.
There is a point where we will tell you not to repair. If moisture mapping shows saturation across most of the roof plane, both sidewalls delaminating, and a floor that reads wet at the outriggers, the rebuild cost on a coach with modest book value will exceed what the unit is worth finished. We document that in writing so you can take it to your carrier or to your own decision without paying for a teardown first. The RV systems estimate at $150 covers the survey and the moisture map.
