The leak path runs under the flange, not through it
A roof vent is not a lid with a hole beneath it. It is a flange, usually a square aluminum or plastic frame with an integral lip, bedded in butyl putty tape, screwed through the membrane into the roof decking, then covered on top with self leveling lap sealant. Owners inspect the wrong layer. They study the plastic for a crack, find none, and decide the vent is sound.
The crack being hunted almost never exists. What fails is the butyl bed under the flange and the eight to sixteen fastener holes driven through it. Water enters at the fastener line or at the flange lip, travels sideways between the membrane and the decking, and surfaces somewhere that has little to do with the vent. That is why the stain is rarely directly under the fan.
The lap sealant on top makes this harder to read, not easier. A thick bead looks like a repair and behaves like a lid. It conceals the flange lip, it holds standing water against the joint it was meant to shed, and once it shrinks and checks it opens a channel that runs straight down a screw shank.
What the ceiling tells you before the roof does
Start inside. A flange that has been passing water for a season leaves a tea colored ring on the ceiling panel six to eighteen inches away from the trim ring rather than at it. Water tracked along the decking and dropped where a panel seam let it through. A stain offset from the opening is close to diagnostic by itself.
Then look at the fan. Pull the interior trim ring and check the four corners of the rough opening for dark, swollen lauan. Push a screwdriver handle against the decking at each corner. Sound decking taps hard and bright, wet decking thuds and gives a sixteenth of an inch. From above, turn each flange screw a quarter turn by hand. Any screw that spins without loading up has lost its purchase in a hole that is now soft.
The last tell is the sealant surface. A bead gone hard and glossy with fine checking across it, like old paint, is finished whether or not you can see through it. If a fingernail leaves a mark and the mark stays, the bead is still plastic and still working. If the nail skates and leaves nothing, it cured brittle and stopped moving with the roof some time ago.
What does a summer of roof deck heat do to butyl putty tape?
Butyl putty tape never cures. It stays permanently soft, and that is the entire point, because it has to move when the flange moves. The tradeoff is that it also flows under sustained heat and pressure. A roof surface in Hacienda Heights sits well above ambient on a July afternoon, and a dark fan housing bolted to it runs hotter still.
Under that load the butyl creeps out from under the flange lip a fraction at a time and the bed thins every summer. Overnight the roof drops thirty five to forty degrees, the metal flange contracts faster than the decking it is fastened to, and a thinned bed is asked to bridge a gap it no longer has the volume to fill. Repeat for five months a year and the seal is gone with nothing broken.
Coaches stored outdoors across LA County fail on that schedule while coaches stored under cover largely do not. It also explains the timing. Still water sitting on a sealant bead in August does nothing. Wind driven rain in February pushes sideways at the flange lip and finds the thinned bed on the first pass.
Sixty cents of butyl against a subfloor invoice
Caught early this is among the cheapest operations on the vehicle. The vent comes out, old butyl and sealant are cut away rather than covered, the decking is read with a meter, the flange is rebedded on fresh tape and the fasteners shift slightly so they bite unspoiled material. Roof vent and fan replacement runs $250 to $1,200 at 1 to 5 hours, and a rebed that reuses the existing fan sits at the bottom of that band.
Caught late, the conversation leaves the roof. Wet decking around a 14 by 14 opening means the membrane is cut back, decking is replaced, framing is checked and the ceiling panel comes down. Subfloor and water damage restoration runs $750 to $15,000 plus at 4 to 60 plus hours, and wall and ceiling panel repair adds $500 to $5,500 on top. Interior work at that depth sits in the 3 to 12 week window.
Between those two outcomes sits one measurement. Moisture and leak detection is $285 to $1,200 at 1 to 5 hours, roof and seal inspection is $285 to $900, and an RV systems estimate is $150. Each is priced and credited against an authorized repair, so the reading becomes part of the job instead of a separate expense.
Maxxair lids, trim rings and the 14 by 14 rough opening
Nearly every North American RV roof vent is built around a 14 by 14 inch rough opening, which is why a Maxxair replacement is usually a same week part. A MaxxFan Deluxe, a base vent with a Maxxair cover over it, a garnet or smoke lid, a trim ring: those move through distribution in days, and they cost little enough that rebedding a twenty year old fan is often the wrong economy.
The parts that stretch a calendar are the ones tied to a single model generation. Control heads, rain shields and lid hinge sets for older Maxxair families have been superseded more than once, and matching one to a coach built in 2012 can mean a supersession lookup and a two to four week wait rather than a shelf pull. Vents from suppliers that have left the market are worse, and the practical answer there is a current fan in the same opening.
We confirm that before quoting a date rather than after. Special order parts carry a 100 percent deposit at order and that deposit is not refundable, so sequence matters: confirm the part exists, confirm the lead time, then commit to a bay.
Is a vent flange leak a covered loss?
Usually not, and the reason is worth understanding before a file is opened. A butyl bed that thinned across four summers is wear, and wear sits outside what a comprehensive policy responds to. That is a structural feature of how these policies are written rather than a judgment about anyone, and filing on a gradual seal failure tends to produce a denial that reads correctly against the policy language.
What does respond is sudden and accidental entry. Hail that fractured a lid, a branch strike on the shroud, freeway debris, a low clearance contact that tore the flange back. Those are covered causes, and the material that supports them is the material that establishes the event: dated photographs, the impact pattern, and enough surrounding context to show what happened.
The mixed case is the common one. A storm opened a lid on a roof that already had a tired bed two feet away. When a file describes the whole area as one undifferentiated wet zone, the entire claim inherits the exclusion that belonged to part of it. Have the moisture mapping separate new wetting from old staining, each with its own readings, so the sudden portion is evaluated as the sudden portion.
Run the dwell test this weekend
Give it forty minutes on a Saturday. From the roof, press each flange corner with a thumb and note any that flex. Drag a fingernail across every bead and note where it skates instead of marking. Photograph each vent from directly above with the phone flash on, because raking light shows checking that flat daylight hides completely.
Then run water. A hose held at the flange lip for ten minutes per side, aimed sideways rather than down, with someone inside watching the trim ring, finds what a five second rinse never will. Dwell time is the test. If nothing shows, pull one interior trim ring anyway and tap the decking at all four corners.
