# Slide Room Structural Repair: Cost, Hours and Process in Hacienda Heights

## The room is a box, and the box is what this page repairs

A slide room is a self contained structure: a floor deck, a perimeter frame of welded steel or aluminum tube, side and end walls, a roof, and a set of mounting points where the whole assembly hangs on its rails, columns or cables. Everything that box carries, including a dinette, a bed, a residential refrigerator or a washer and dryer stack, is cantilevered out into open air twice a trip.

So the structural failure modes are the ones you would predict for a cantilever that gets loaded and unloaded thousands of times. The deck delaminates or softens where water reached it. The frame racks out of square at a corner joint. The mounting points fatigue and start to pull through the deck. Once any of those happen, no amount of mechanism adjustment holds, because the thing being adjusted has changed shape.

The tell that separates this from mechanism work is repeatability. A mechanism problem tends to move: it worsens, improves with adjustment, or changes with temperature. A structural problem is stubborn. It binds at the same corner, at the same point in travel, every single time, and it comes back within weeks of any adjustment.

## Where this page stops and the fiberglass program takes over

This is worth stating plainly because owners get bounced between shops on it. This page covers the room box and its framing. It does not cover the laminate on the outer face of the room. Those are different repairs with different materials, different labor and different price bands, and a single room can genuinely need both.

If the outer face of your room has a bubble, a soft panel that flexes under hand pressure, or a visible ripple in the gelcoat, that is delamination: the fiberglass skin separating from the substrate behind it. That work is handled as delamination repair under our fiberglass program, and it is quoted there. Likewise the membrane on top of the room, its sealant joints and the penetrations where a topper rail passes through belong to the roof program.

What we do here is the load path. Frame, deck, corner joints, mounting hardware and the geometry of the box. When a coach needs both, we scope both and sequence them correctly, which means structure first: there is no point bonding a laminate face onto a frame that is still racked.

## Sag, rack and the outboard corner

Sag and rack are the two words that describe nearly every structural slide complaint. Sag is the outboard end dropping relative to the inboard end, and it is a bending or mounting failure. Rack is the box going out of square in plan, so one diagonal is longer than the other, and it is a corner joint or a frame failure.

Both usually begin at water. A leak at a wiper seal or a topper rail wets the deck at the outboard edge, the deck loses stiffness there, the fasteners at the nearest mounting bracket start working in soft material, and the corner begins to drop. Once the corner drops, the room no longer presents square to the opening, so the seals shear and admit more water. It is a closing loop and it accelerates.

The repair follows the loop backwards. The room comes off its drive and onto stands. Wet or soft deck is cut out and new material scarfed in flush, because a step in the deck telegraphs into the finish floor and becomes a new wear point. Frame members are straightened, sistered or replaced, corner joints are rewelded or through bolted depending on the original construction, and mounting points get new backing rather than longer screws into the same tired material.

Then the box gets measured square again before it goes back on the drive, and it gets cycled repeatedly under its real interior load rather than empty. A room measured square while empty and then loaded with a bed and two occupants is not a finished repair.

## Cost, hours and why this one is a teardown estimate

The band on this page covers a deck section and a corner rebuild at the low end and a full reframe with new mounting hardware on a large room at the high end. Structural labor bills at the body rate of $210 per hour across roughly ten to thirty five hours, and the calendar is longer than the labor because framing stock and OEM mounting hardware run 10 to 25 business days.

This is a teardown scoped job, so the estimate tier is the collision teardown at one hour of the body rate, credited against an authorized repair, rather than the systems estimate. The reason is simple: nobody, including us, can tell you how much of a deck is soft until the finish floor is up and a moisture read is taken across the whole panel. Quoting before that is guessing with your money.

On the carrier side, a room damaged by a sudden event is frequently covered and a room that rotted from years of seal failure normally is not. Where a covered event opened the path and the water followed, documentation decides the outcome, so we photograph the stripped deck, the moisture readings and the diagonals as a matter of course.

## Not included

- Delamination and laminate separation on the outer fiberglass face of the room is not this line item. That is fiberglass work and it is quoted under the fiberglass program.
- The membrane, its sealant joints and the topper rail penetrations on top of the room belong to the roof program, not here.
- We do not reframe a room while it remains on its drive hardware. The room comes off and onto stands.

## Questions

**Can a slide room that has dropped at the outside end be brought back square?**

Usually yes, but not by adjustment. A dropped outboard end means the deck or the mounting points have lost the stiffness to carry the cantilever, so the fix is structural: the room comes off onto stands, soft deck is cut out and replaced, frame members are straightened or sistered, and mounting points get proper backing. Adjusting the mechanism against a sagged room just moves the bind.

**The floor inside my slide is soft. Is that this repair or a flooring job?**

Both, in sequence. The soft material is structural deck, and replacing it is this line item. The finish floor above it has to come up to get there and then goes back down or gets replaced, which is quoted as interior work. Keeping the two scopes separate matters on an insurance file because they can be adjusted differently.

**My slide face has a bubble in the fiberglass. Is that covered here?**

No, and this is the boundary worth understanding. A bubble or a flexing panel on the outer face is delamination, which is the fiberglass skin separating from its substrate. That is handled as delamination repair under our fiberglass program. If your room needs framing work as well, we scope both and do the structure first, because bonding laminate to a racked frame wastes the laminate work.

**How long is the coach out of service for slide room structural work?**

Three to eight weeks in most cases. The labor sits around ten to thirty five hours, but framing stock and mounting hardware run 10 to 25 business days, deck adhesives need real cure windows, and the room gets cycled under its actual interior load rather than empty before we release the coach.

**Is it worth rebuilding the room on an older towable?**

It is arithmetic rather than sentiment. A room rebuild on a coach with a sound roof, dry sidewalls and a good interior is usually worth it, because the room is the only thing failing. A room rebuild on a coach that also has sidewall delamination and a soft main floor is a different total, and we will tell you what we saw so the decision is yours on real numbers.
