A quality membrane will outlast the sealant around it by a decade or more. The failure is almost always at a transition: where the sheet meets a vent flange, an air conditioner shroud, a refrigerator vent, a plumbing stack, a radio antenna, or the front and rear cap seams. Each of those transitions is a mechanical fastener pattern covered by a lap sealant bead. The coach flexes on the road, the sealant cycles hot and cold, and eventually it loses elasticity and opens a hairline. Water follows the path of least resistance from there, which is usually along a roof rafter to somewhere well away from the entry point. That displacement is why the visible stain is a poor guide. We take readings across the deck on a grid and mark anything reading elevated against a dry baseline on the same coach. That produces a boundary rather than a guess, and the boundary is what determines whether this is a repair or a replacement. If the deck is dry, the work is a seam rebuild: strip the old sealant to clean substrate, prime, install new butyl and lap sealant, and where appropriate add a bonded seam tape over the joint. That is a three to eight hour job depending on how many penetrations are involved. If the deck is wet, the membrane comes off over the wet area, the decking is cut back to sound material, new decking is scarfed in flush, and the membrane is replaced across that section with a bonded seam. Nothing bonds to cured silicone, including more silicone, so a silicone repair has to be mechanically removed before anything durable can go down.
