## When replacement is the honest recommendation

We would rather repair a roof than replace one, because a repair is faster and cheaper and keeps a customer. But there is a point past which a repair is just a deferral you pay for twice, and the moisture map tells us where that point is.

The practical threshold is roughly a third of the deck reading wet, or any wet reading in the framing rather than only in the decking. Once the rafters are involved, sectional work means opening the membrane in several places anyway, and the labor to do that repeatedly exceeds the labor to do it once correctly.

The other trigger is field failure. A membrane that has gone brittle across the entire surface will open somewhere new every season regardless of how well the joints are done. At that point the membrane has reached end of service and no amount of sealant addresses it.

## What the job actually involves

Everything on the roof comes off: air conditioners, vents, fans, skylights, antennas, solar, racks, ladder brackets and the front and rear cap transitions. The membrane is stripped to the deck. Every fastener is removed.

Decking is then evaluated panel by panel. Wet material is cut out and new decking scarfed in flush to the existing plane, which matters because a step in the deck telegraphs through a new membrane and becomes a wear point. Where a rafter is compromised, it is sistered or replaced.

The new membrane goes down in a single piece across the width wherever the coach allows it, bonded with the adhesive system the membrane manufacturer specifies. Then every component is reinstalled on fresh butyl with new fasteners and finished with the correct sealant for that surface.

The last step is a water test, not a visual check. The coach gets wetted down under pressure at every transition and read for intrusion before it is called finished.

A roof replacement on a coach that already has sidewall delamination, a soft floor and a failing slide is a different calculation, and we will say so. In that case the roof is a symptom of long term storage exposure and the total of what needs doing may exceed what the coach is worth.
