In this region the failure pattern is consistent. A long dry summer chalks and stiffens sealant faster than the manufacturer assumed it would, then four inches of rain arrive in a single week and find every hairline at once. The arithmetic of intervention is harsh and worth knowing before you defer anything. A sound coach resealed on schedule is a one day appointment in the hundreds of dollars. The same coach after two years of quiet intrusion into decking, framing and floor is a multi week structural job costing several times that, because the membrane comes off, the wet substrate comes out, and framing gets cut back to sound material before anything goes back down. And what is the condition of the parts of the coach nobody is paying to fix. A twelve year old fifth wheel with a sound envelope, a dry floor and one collision damaged corner is an obvious repair, because the corner is the only thing wrong with it. A 1998 gas coach with delamination on both sidewalls, a soft floor at the entry, a roof reading wet across a third of the deck and a slide that has been shimmed twice is a different answer, and that answer is often no. At that point the scope exceeds the market value and the honest recommendation is to stop spending on it.
