## A soft spot is a wet core and the core is the structure

When a laminated wall or floor feels soft, the thing that has changed is not the fiberglass. It is the layer behind it. Luan plywood is one eighth inch thick and it is the layer the adhesive actually grips, and wet luan first swells, then delaminates into plies, then loses almost all of its strength. Block foam absorbs less water but crushes once the luan around it stops holding shape. Aluminum tube framing corrodes at the joints and wood framing goes soft, and either one changes from structure into filler.

So a soft spot is not a symptom of a problem elsewhere. It is the structure reporting that it is no longer structure. That is why we treat this category as structural work rather than as a repair to a wall covering, and why a soft spot on the floor in front of a slide is worth acting on immediately: the slide rides on that floor, and a slide running on a dropping floor damages its own mechanism as well.

It is also why the honest first step is finding the boundary rather than quoting the visible area. Water travels along the path of least resistance, which in a laminated wall means down the inside face of the skin and then sideways along the wall to floor joint. The soft area you can feel is reliably smaller than the wet area, sometimes by a lot.

## Where the water got in, ranked by how often we find it

There is a short list and it barely changes. The window frame flange is first: a window is a hole in the wall held in by a flange over butyl, the butyl hardens with age, and the lower corners of the opening are where water enters and where the wall below them goes soft. Second is the slide flange and slide seals, because a slide is a large moving opening and the seals are wear items with a real service life.

Third is the awning rail, which is a long horizontal fastener line high on the wall, so anything getting past it has the entire wall height to travel down through. Fourth is marker lights and any accessory somebody screwed to the wall without butyl behind it. Fifth is the lower wall to floor joint itself, from road spray and from standing water in a storage lot.

Sixth, and this is the one that has to be separated carefully, is the roof. Water entering at a roof penetration runs across the decking, drops down inside the wall cavity and pools at the floor, and the owner feels a soft floor and assumes a plumbing leak. ## Sidewall and floor laminate, not roof decking

Roof decking is a different assembly with a different repair. The practical rule at intake is origin. If the water came in at the roof, the roof program owns the job and this page is a line inside it. If the water came in through a window, a slide, an awning rail or the lower wall, this page owns it and the roof is not involved. Where a coach has both, and a surprising number do, we write two scopes rather than one blended number, because they sequence differently and a carrier may adjust them differently.

## Cutting to sound material, drying, and rebuilding the core

The repair begins with a boundary, established with a moisture meter on a grid against a dry baseline taken on the same coach, plus a physical probe where a panel is already open. Then the laminate is opened. On a sidewall that usually means working from inside, removing the interior panel and cabinetry, because it preserves the exterior skin and the exterior finish. On a floor it means lifting flooring and cutting the top skin.

Wet luan comes out to sound material, not to the edge of the soft area. Foam that has crushed or shrunken comes out. Framing gets inspected member by member, and where an aluminum tube has corroded through at a joint or a wood stud has gone punky it is replaced or scarfed rather than sistered over, because a sister over rot is a repair with a rotting core inside it.

Then the coach dries. This is the stage owners find hardest to accept because nothing visible happens: the cavity gets managed airflow, sometimes for several days, and is read again before anything is bonded. Adhesive does not bond to damp luan and foam does not bond to damp anything, so closing early produces a wall that fails at the bond line within two seasons. It is also why this cannot be done in a storage lot, where humidity and temperature are whatever the weather says they are.

Rebuild is new luan, new core, fresh structural adhesive at the specified spread rate, and clamp or vacuum pressure across the whole area while it cures. Interior panel and cabinetry go back after, and that reconstruction is quoted as interior work so you can see the two scopes separately.

## Hours, drying time and why the calendar runs past the labor

The band on this page runs from a contained soft area under a single window at the low end to a full side of the coach with framing replacement at the top, and it is open ended because the wet boundary genuinely varies that much. The last thing worth saying plainly: on some coaches the answer is not to do this work. A unit with a soft floor on both sides, delamination on two walls and a roof at end of service can total past what it is worth, and we will show you the whole number in writing before you authorize the first stage of it rather than after the third.

## Questions

**How much does it cost to fix a soft spot in an RV wall or floor?**
